Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $75
Corporate Application Fee: $100
Guarantor Application Fee: $75
Corporate Occupant: $25 per occupant
Security Deposit/Holding Deposit: $100 refundable amount taken at applications, refundable if denied or cancels within 3 business days
Security Deposit - Additional: $500 based on results of credit report
Security Deposit - Maximum: $1000 based on results of credit report
Administrative fee: $200 due at move in
Vallet Trash: $25 monthly
Pet Fee at move-in non-refundable: $500 per apartment
Monthly pet fee: $25 per apartment
Garage - Detached: $200
FOB or Garage Remote Replacement Fee: $50
Addition Gate Cards or Replacement Gate Cards: $50
Water/Sewer/Pest Control billing fee: $4.25 not to exceed $8.00 monthly
Water/Sewer: Varies monthly based on usage, billed in arrears by third party
Pest Control: Varies monthly based on number of occupants, billed in arrears by third party
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)
Lock Change Fee: $50
Apartment Transfer Fee: $100 deposit paid at time of transfer request, refundable if denied or cancels within 3 business days. $1000 transfer fee paid at time of move in.
Late Fee: Late fee of 10% of the market rent is charged on the 6th.
NSF Fee: $75 plus applicable fees
Termination Fee: Equivalent to one-month base rent

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $500

Rent $25

Comments: Only one nonrefundable fee of $500 per unit, due at move-in. Only one fee for 1 or 2 pets of $25 a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

The Oaks at Johns Creek requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
